A versioned changelog of the property-residency rule changes that decide whether you qualify. Each entry records what changed, when it took effect or was reported, the primary source, and what remains unreconciled. Where a change exists only in press reporting, we say so.

Taskeen (2-year investor visa): minimum property value removed
The AED 750,000 minimum property value was removed for sole owners; co-owners now need a minimum AED 400,000 share each. The change was published via the DLD Cube Centre after the GDRFA-DLD unification; no numbered circular has been issued.

Unified property-residency platform (MoU signed 11 Apr 2026)
DLD verifies the property and value; GDRFA Dubai processes and issues the residence. The platform consolidates the 2-year Taskeen, 5-year retirement and 10-year Golden property residencies into one GDRFA-operated channel. Target around 5 working days, down from 3-6 weeks. Federal identity steps (Emirates ID, biometrics) remain with ICP.

Payment-rule restatement
A policy circular reported by investment-migration press restated that Golden Visa qualification rests on the DLD-certified value reaching AED 2 million; the "AED 1 million paid upfront" interpretation and the "50% equity on mortgaged property" requirement do not apply. No issuer or instrument number is publicly verifiable. Attribution points to Dubai authorities (DLD/GDRFA), not a federal body.

Original removal of the minimum down-payment condition
The removal of the AED 1 million / 50% down-payment condition was first reported by law-firm briefings. The Feb 2026 circular is a restatement of this change, not its origin.

Mortgaged-property paid-amount tension
DLD's live service page still says a bank letter "indicating 2 million AED paid amount" is to be provided, alongside the required bank no-objection letter - while press-reported policy says no minimum applies. Until DLD reconciles its own page text, buyers with small deposits should confirm the current requirement with DLD or the Cube before relying on the no-minimum framing.

How this tracker works
What counts as an entry. A change to the rules governing property-linked UAE residence: thresholds, payment conditions, processing authority, documentation, or fees. Marketing announcements and unchanged re-publications do not qualify.
Statuses. Each entry carries one of three:
- Effective - confirmed in force, with a primary source or published service-page change we can point to.
- Reported - credibly reported by named press or professional briefings, but no numbered instrument or primary-source text is publicly verifiable. We state exactly what is and is not confirmed.
- Unresolved - official sources conflict with each other or with reported policy. The entry stays open until the issuing authority reconciles its own text.
Review cycle. Monthly. We re-check the DLD and GDRFA Dubai service pages and dated press, and move entries between statuses as evidence changes.
Corrections. If we got something wrong, we correct the entry in place and note the correction and its date.

- A formal instrument (issuer + number) for the Feb 2026 payment-rule circular.
- Reconciliation of the DLD service-page text on the mortgaged-property paid amount.
- A formal announcement of the Taskeen minimum-value removal beyond the Cube Centre publication.
