Golden Visa (10-year)
The Golden Visa is the UAE's 10-year renewable residence permit, available through property at AED 2 million of DLD-certified value.
The UAE's long-term residence permit. The property route grants the 10-year version to anyone owning Dubai real estate with a DLD-certified value of AED 2 million or more - one property or several combined - and it renews as long as you keep qualifying property. It requires no employer or national sponsor, allows family sponsorship (spouse, children of any age under the golden residence rules, parents, domestic staff), and is exempt from the 180-day absence rule, though the permit can lapse if it expires while you are outside the UAE.
