The test is the DLD-certified value on the day you apply, not your purchase price. So a property bought below AED 2,000,000 that has since appreciated may qualify once it is revalued. Why purchase price does not matter

The order of operations
Get the valuation first. Applying on an assumption and being assessed below the line wastes time and fees. A DLD valuation certificate tells you where you actually stand before anything else is committed.
