The short answer

Dubai's Retire in Dubai programme, run by GDRFA Dubai, offers a 5-year renewable residence to applicants aged 55 or over who meet one of three tests - property from AED 1 million, savings of AED 1 million, or income of at least AED 240,000 a year - together with a work history of at least 15 years. It is shorter than the Golden Visa and carries standard absence rules, but it opens at half the property threshold.

The three qualifying routes

Any one of them satisfies the financial test: property from AED 1 million, savings of AED 1 million, or income of at least AED 240,000 per year, which is AED 20,000 a month. All three sit alongside the 15-year work-history requirement.

A wording difference worth knowing

The federal u.ae wording couples property and savings, whereas Dubai's own programme treats AED 1 million in property as a standalone route. If your case rests on property alone, confirm the current position with GDRFA Dubai before applying.

What it does not give you

It is a 5-year term rather than 10, and standard absence rules apply - it does not carry the Golden Visa's exemption from the 180-day rule. If you need long periods outside the UAE, the Golden Visa remains the target and the bridges to it are the route.
