What the 10-Year Dubai Golden Visa Actually Gets You

Ten years without an employer sponsor, no forced minimum stay, the whole family on one file, and a 0% personal income tax base: what the visa changes in practice.

The short answer

The 10-year Dubai Golden Visa gives you long-term UAE residence with no national sponsor or employer, the freedom to stay outside the UAE without losing it, the right to sponsor your whole family, and life in a 0% personal income tax jurisdiction. It also makes local banking, schooling, and business setup far simpler.

Any age

Ten Years, On Your Own Terms

Most UAE residence visas run two to three years and are tied to an employer. The Golden Visa runs 10 years and renews, and it is tied to your property, not a job. You are not dependent on a company sponsor, so a change of work or business does not put your residency at risk.

Absence From the UAE Without Losing Residency

A standard residence visa typically lapses if you are outside the country for more than six continuous months. Golden Visa holders are exempt from that 180-day rule - per GDRFA Dubai, the residency "is considered void only if it expires outside the country". In practice: you can spend extended periods abroad without automatically forfeiting your residency, but the exemption covers absence while the permit is valid. If the permit itself expires while you are abroad, it can lapse - renew before expiry. For people who travel constantly or split time between countries, this is often the single most valuable feature.

The practical effectYou can treat Dubai as a genuine long-term base while living a mobile life, rather than being forced to physically return every few months to protect your status.

Sponsorship of the Whole Family

You can sponsor your spouse, children of any age, parents, and domestic staff. There is no upper age limit for children and no cap on the number, and dependant permits generally match your 10-year term (GDRFA reporting) - confirm parent and staff terms with GDRFA Dubai before filing. Full detail is in our family sponsorship guide.

A 0% Personal Income Tax Base

The UAE levies 0% personal income tax. Your salary and overseas income are not taxed at the personal level in the UAE. Combined with long-term residence, this is why the visa is popular with entrepreneurs, remote earners, and investors. Note that business profits can fall within UAE corporate tax (9% above the threshold), which is separate from personal income, and your own home-country tax position may still apply - take advice on both separately.

Where the Property Route Adds Even More

Getting the visa through property means you hold an asset, not just a permit. The home can appreciate and generate rent. Under current DLD and GDRFA Dubai service conditions (accessed July 2026), eligibility rests on the DLD-certified property value reaching AED 2 million - no minimum paid-in amount applies, and mortgaged property is accepted with a bank no-objection letter. The down-payment conditions were removed in earlier policy updates, most recently restated in a February 2026 policy circular reported by investment-migration press. Off-plan qualification on recorded contract value is also reported by that press - confirm the current documentation basis with DLD before applying. See the full cost breakdown to weigh the numbers.

Frequently Asked Questions

Do I need an employer or sponsor for the Golden Visa?

No. The 10-year Golden Visa is independent of any employer or national sponsor. On the property route it is tied to your qualifying real estate, not a job.

Will I lose the Golden Visa if I live abroad for a while?

No. Golden Visa holders are exempt from the standard 180-day absence rule (GDRFA Dubai), so you can spend extended periods abroad without automatically losing it. One caveat: if the permit expires while you are outside the UAE, it can lapse - renew before expiry.

Is there really no income tax with the Golden Visa?

The UAE has 0% personal income tax, so your salary and overseas income are not taxed at the personal level here. Business profits can fall within UAE corporate tax, which is separate, and your home-country tax rules may still apply - take separate advice.

Can my whole family benefit from the Golden Visa?

Yes. You can sponsor your spouse, children of any age, parents, and domestic staff. Dependant permits generally match the principal's 10-year term; confirm parent and staff terms with GDRFA Dubai before filing.

Does the visa help with banking and schooling?

Yes. Long-term, secure residence makes opening bank accounts, enrolling children in school, and signing long leases more straightforward than short-cycle visas.

How long does the Golden Visa last?

10 years, renewable for as long as you continue to hold qualifying property.
