Bank NOC

A bank NOC is the no-objection letter a mortgage lender issues confirming it does not object to the Golden Visa application on a mortgaged property.

Updated 23 August 2026 - consistent with the April 2026 DLD-GDRFA unified workflow Written by Home Guide Dubai research desk Reviewer: pending appointment

A no-objection certificate from the bank holding a mortgage over a property. For golden-visa purposes, mortgaged property is accepted under current DLD and GDRFA Dubai service conditions, but the application requires a bank no-objection letter stating the paid amount and the outstanding balance. The letter is the lender's formal confirmation that it does not object to the owner using the mortgaged property in the application. No minimum paid-in amount applies under current DLD conditions, but past practice has varied - confirm the current requirement for your case with DLD or the Cube before applying.

Why it matters Without this letter, a mortgaged property cannot anchor a golden-visa application.
